How It Works

Whether you are a homeowner, contractor, architect or designer, every project follows the same clear path from first conversation to a permit-ready drawing set.

1. Reach Out

Send a message or call. Steve replies personally, reviews your designs, sketches and site information, and asks a few key questions: planned modifications, exterior materials, MEP drawings and your timeline.

Once I understand the project, I put together a proposal specific to your scope.

2. Proposal & Estimate

You receive a clear scope of work (site plan, foundation, floor plans, elevations, sections, roof framing, electrical, mechanical, details & notes) with a fixed fee. A 50% deposit is typically required to get started.

Additional services (design development, renderings, interior design, construction-phase services) are quoted up front only if you want them.

3. Design & Drafting

Work begins shortly after the deposit is received. You review an initial draft. Up to 3 rounds of revisions are typically included.

You’ll receive regular status updates throughout the project.

4. Permit-Ready Set

Final drawings at scale on 24×36 sheets in PDF, prepared to meet local permit requirements. Delivered on your timeline — as fast as your project needs. Plan reviewer comments are addressed promptly.

Payment Options

Deposits and invoices can be paid by personal check or digitally through Zelle, CashApp, Google Pay, Venmo or PayPal. The final invoice is issued when the finalized documents are released.
